The homeowner called because the gate had stopped responding about two weeks prior. We found the old Mighty Mule motor had burned out after the arm bracket pulled loose and let the gate fight the motor on every cycle. The fix was a new LiftMaster operator, a re-anchored bracket, and reset limit switches. The gate now opens and closes in about 14 seconds with no strain on the arm. This one had been dragging for months, and the homeowner had gotten used to lifting the gate by hand to close it. The bottom hinge had torn clean off the post, and the gate’s weight had started bowing the top hinge. We welded a new hinge plate to the post, added a reinforcement gusset, and re-hung the gate with fresh hardware. The property manager thought the operator was failing because the gate kept reversing for no reason. What we found was simpler: the photo-eye, the infrared beam that stops the gate if something crosses the path, was misaligned by roughly two inches after a trash bin bumped the post. We realigned the beam, replaced the worn keypad with a new DoorKing unit, and ran five full test cycles with the manager watching. The gate hasn’t false-reversed since, and the manager has the photo log from that visit on file.
